It has been nonstop activity on this spectacular 1616 acre river ranch since closing. Work has been constant as we prepare to market each segment of this property located only minutes from historic Santa Fe Plaza.
– Survey and planned division strategy is complete.…
1. Winding Water Ranch
2. River Estate
3. Equestrian Complex
4. River Edge Ranch
5. Campus Center
6. Riverview I
7. Riverview II
Combinations may ultimately result as we show the property to prospective purchasers.
– Winding Water Ranch is on the market and now has Pecos River access!!
The new road system that provides separate access to the ranch as well as to the river’s edge is amazing. The ranch is a one of a kind property that is simply spectacular.
-The road system that has been constructed throughout the ranch has created immeasurable value to all segments. All parcels have access to the Pecos River.
– The River Estate is being staged this week and should be ready for photographs and video shortly thereafter. The view from this property has to be seen to be believed. Our asking price for the estate will be $2,950,000.00. You will soon be able to see how this property finished out at ranchlinebrokers.com.
– El Valle community water alliance has agreed to allow us access to their utility system at multiple locations that will service all of our parcels with community water to include the Campus Center.
– The Equestrian Facility is about thirty days behind the River Estate and is taking shape nicely. The Barn has already received a new roof, stucco and placed into service. The home itself also has a new roof, stucco, appliances, portal and overall makeover. The facility will have river access and is located in one of the most secluded portions of the ranch.
-We have shown the Campus Center twice to the same behavioral health prospect and are hoping for their continued interest. We will move on the Campus upgrades as we develop a specific user. Right now we are focusing on the marketing of the Winding Water Ranch, River Estate and Equestrian Complex. (Click on the photo provided for a link to our latest updates)

This approximately 200 acre tract offers good hunting opportunities along with pine plantation income, possible camp site locations and convenience – less than an hour from Shreveport.
There are approx. 110 acres of pine plantation planted in 2005. The remainder is in a hardwood bottom along Hunts Creek and James Bayou. There is electricity along the blacktop road near the gated entrance at the access road. The south boundary is James Bayou providing security and a pretty cypress and tupelo gum brake.
You’ll have deer, turkey, hog and small game hunting along with wood duck hunting in the small slough and the bayou. There are plenty of hardwood mast trees and surrounding habitat to support the wildlife.
Interior roads and trails provide easy access throughout the tract as well as areas for food plots and deer stand locations. A rock-filled shallow water crossing has been installed to give you all weather access to both sides of the creek.
The sellers own the adjoining 80 acres on the north and will grant a 30’ wide easement along an existing road. They will also consider selling this 80 acres or a small parcel for a campsite along with this 200 acres.

Ownership and camp in a well developed +/-1,497 acre hardwood tract in Concordia Parish, LA This is a unique opportunity to purchase 200 ownership units in Fisher Properties, LLC which equates to an undivided one quarter (25%) of the total units in the LLC (approx. 374 acres). Included with the purchase is sole ownership of a three bedroom two bathroom 16’x80’ mobile home with a metal roof and porches front and back. The camp has a wood burning fire place and comes fully furnished. In addition to the camp, the seller’s interest in all LLC owned equipment will transfer. This includes all club owned deer stands, feeders, tractors, implements and a bulldozer.
The property has been well-managed by the current group of owners for the last twelve years. They are enrolled in DMAP and a generous amount of doe tags are granted annually. The timber stand on most of the tract consists of mature bottomland hardwood species. There is a Ducks Unlimited Conservation Easement on the property. It allows for periodic selective thinning to promote and maintain healthy forest conditions that will benefit the deer herd. All proceeds from the timber harvests belong to the LLC. There have been a number of quality bucks harvested by the owners with the largest measuring 172”. The property has excellent backup with Cocodrie National Wildlife Refuge bordering the entire west boundary. The LLC also leases additional agricultural and WRP acreage that joins the property. This acreage in addition to the refuge provides a very large block of contiguous land that is well managed for the promotion of multiple game species.
The LLC has adopted rules to promote “low pressure” hunting on the properties wildlife population. Each member owning units in the LLC can hunt himself plus one additional “gun” at any time. Since there are two ownership units for sale, the purchaser may have up to four “guns” hunting the property at any time.
This is an excellent opportunity to join a conservation minded group of sportsmen that promote a family friendly hunting experience. The property is conveniently located so that trips into town for supplies are short and easy. It does not flood, so you will never miss any hunting opportunities due to high water. The deer, squirrel, and turkey hunting is excellent and there is potential for duck hunting on the leased WRP tract.

Clift Land Broker’s April edition features the Texas rural land values rise in 2014. This report states that land values all across the state of Texas are up, and are particularly strong in the Texas Panhandle (up 11.6% through the third quarter of 2014). The statewide average at that time was $2,351 per acre. The Federal Reserve Bank of Dallas attributed some of this increase to the rains received in this region last summer. According to the Federal Reserve Bank, both Texas dryland and irrigated cropland rose 5.1%, while ranchland values were up 4.6%

This week at the Ranchline ranches we began marking lambs. This process happens when the lambs are around 3 months old. Our mission is to produce premium quality, all-natural lamb.To achieve this goal, the ranch abides by a strict code of husbandry principles and practices. The families that run the ranches believe that the quality of the meat is improved by the all natural environment and the gentle management of the animals. Ranchline lambs are fed the finest feeds, are treated humanely, are void of growth stimulants, hormones and antibiotics. As stewards of the land, we understand our daily actions create a sustainable resource with a multitude of possibilities.

Our lambs graze on the natural grasses of our ranches. The genetics and controlled feeding regimen give the lamb meat a tender texture and mild, yet rich flavor. This is gourmet lamb of the highest quality.
