Ranchline Network welcomes two new agents!

September 2nd, 2010 by emily

At Ranchline Network, it is our goal to bring potential buyers the very best properties on the market today all to one central location. We couldn’t do that without the multiple listing agents that are a part of our team. That is why we would like to welcome two new agents to Ranchline Network:

Southern Land Group

The Southern Land Group is not an ordinary land company. SLG is a family owned company, with the buyer’s interest at heart. SLB has the tools and capabilities to craft and design any tract to the specifications of the buyer. SLG knows timberland, recreational, investment and hunting properties across the Southeast and in West Texas. SLG has a diverse experience marketing everything from residential subdivisions to turnkey hunting tracts to high end timber investment tracts. Employees of SLB have over a quarter century of experience managing whitetail habitat and timber investment tracts, in addition to overseeing construction of subdivisions, lakes, wetland mitigation banks, and general marketing of property.

Hopkins logoHopkins & Assoc. Realty has been selling hunting clubs, ranches, farms and hunting and fishing property in Arkansas, Mississippi and Louisiana, for 30 years. Hopkins & Assoc. Realty can also handle timber land and property for subdivisions, as well as appraisal property.  They have clients for small hunting property and small farms and ranches, and have, in the past, sold land in Paraquay, South American. There is no maximum for farms in any of the three states they are licensed in, including Texas.

Price Reduced On Colorado Ranch

August 12th, 2010 by emily

Big Cimaron River Ranch

Big Cimarron River Ranch

Offered by Harrigan Land Company, this Colorado beauty now offers a reduced price tag of $2,975,000.

“Cimarron” means “wild” in Spanish, and the Big Cimarron River Ranch in southwest Colorado uniquely combines wildness and comfort in a 391-acre package. Surrounded by spectacular cliffs, rock pinnacles and 12,000-foot peaks, the Big Cimarron River Ranch lies in a setting right out of a Hollywood Western, yet offers all the comforts of home in three beautifully-appointed cabins. Wildlife like mule deer, elk and black bear frequent the ranch, and nearly a mile of trout-filled river tumbles through the property. Power, phone, year-round access and adjoining public land makes this piece of wild Colorado as attractive of a mountain retreat as can be found.

The Big Cimarron River Ranch is located approximately 16 miles south of the community of Cimarron, in the northern San Juan Mountains. Just up the valley lies Silver Jack Reservoir and thousands of acres of the Uncompahgre Wilderness in the Uncompahgre National Forest. Black Canyon National Park and the thriving small city of Montrose, with daily jet service, are but an hour away to the northwest. Nearby recreational opportunities comprise a embarrassment of riches: everything from hiking, jeeping, snowmobiling, cross country skiing, rock climbing, backpacking, wildlife photography, stream and lake fishing, big game hunting, mountain biking and even windsurfing are all available within an hour’s drive. If you enjoy a variety of outdoor recreation, you won’t be bored at the Big Cimarron River Ranch!

The Ranch ranges in elevation from 8500 to 9500 feet, and features extensive forests of aspen, spruce and fir. Open areas contain grasses and sagebrush, and are ideal locales for spotting elk and mule deer in the mornings and evenings. Nearly a mile of the Big Cimarron River flows through the ranch and is home to four species of trout. The action is fast and furious for 9- to 14-inch trout, and 100-fish days are possible. Abundant wild rainbows, brookies, browns and cutthroats eager to rise to a fly makes this an exciting stretch of river for novices and experts alike.

Lovingly managed as a family retreat for years, the Big Cimarron River Ranch is as comfortable as it is spectacular. Three cabins overlook the river, the largest with a kitchen, living room, bedroom and bath. Two smaller cabins contain beds and baths. All are set in well-kept, parklike grounds. Each cabin is carefully decorated in handpicked Western Americana furnishings. The ranch is a wonderful retreat as-is, but would also be an ideal location for a lodge or further-developed resort.

“Wild” and “comfort” don’t often go together in the same property. But they do at the Big Cimarron River Ranch. Harrigan Land Company is ready to meet you here and help you dream of the possibilities.

The Ranch Buyers Market 2010

August 5th, 2010 by emily

By Jim Toth and Dave Halgerson – Fay Ranches

Blog Newsletter PhotoBuying a ranch in the west in today’s market has brought on a new meaning to investing in land. With the value in many other investment options fluctuating drastically from week to week, property is looking more and more like a safe harbor for money. Looming inflation combined with excellent value opportunities have convinced many buyers to invest in a recreational ranch. In addition to value, recent buyers have pointed to the fact that recreational ranches are a finite commodity, there are fewer every year and they can be enjoyed during ownership as one of our clients observed, “Ranches are the one real estate product that there are fewer of every year. Even with beach front real estate, there is the opportunity to saturate the market by continued development as we’ve seen over the past decade. I feel safe investing in a quality recreational ranch because I know that next year there will be fewer, and my ranches give my family a place to gather and have fun.”

Priced Reduced on a Routt County, Colorado Beauty!

August 3rd, 2010 by emily

Beaver Valley Ranch 1

Beaver Valley Ranch

Offered by Harrigan Land Company, this Routt County, Colorado beauty now offers a price tag of $12,750,000.

Hidden in the heart of one of Colorado’s last unspoiled mountain valleys, Beaver Valley Ranch is tailor-made for hunting and fishing of exceptional quality. Beaver Valley Ranch lies less than an hour southwest of Steamboat Springs, and nestles against Routt National Forest on the flanks of the Beaver Flat Tops. Blessed with a diverse mosaic of aspen and oak brush groves, heavy timber, mountain meadows, riverine woods, springs and lakes, the ranch has been managed specifically for high-quality big game and trout habitat.

Mule deer and elk have responded well to the habitat maintained by Beaver Valley Ranch. Healthy herds of both species have room to roam on its 2665 acres, and have access to a huge portion of the Routt National Forest, with which the ranch shares a 2 mile boundary.

4.5 miles of the East Fork of the Williams Fork River, an unsung trophy trout stream, flow through the ranch’s cottonwood and spruce bottomlands. With excellent natural trout habitat and a superb aquatic insect population, the East Fork supports strong populations of rainbow and cutthroat trout that grow to over 20 inches. Water rights on the ranch are excellent, with over 11 CFS dedicated to irrigate approximately 300 acres, and 19 adjudicated springs, several of which have the potential to be developed into fishing ponds.

Beaver Valley Ranch is blessed with excellent accommodations to serve the needs of family, friends or even a corporate retreat at any season of the year. Included on the property are a spacious three-bedroom, three-bath owner’s log home, a new two-bedroom, two-bath guest cabin, a three-bedroom manager’s house and a fisherman’s cabin at streamside. Beaver Valley Ranch is served by both power and phone.

Accessible year-round, Beaver Valley Ranch is only a 30-minute drive from daily commercial air service.

Why An Oregon Ranch?

July 29th, 2010 by emily

Fay RanchesBy Fay Ranches, Inc.

Recently, an acquaintance and I were talking shop—ranches—when he volunteered the answer to the question of why buy an Oregon ranch. He was a good one to listen to, as he had shopped at least five other states. And his answer was simple: VALUE. He believed, for the money, he was getting both more ranch and a better proximity to cultural amenities than he had been able to find anywhere else in the Northwest.

At Ranchline Network, our goal is to continually work to build our database with people who are interested in the types of properties listed on our website.
  2. A value above the rest: We are not just an online listing site. Unlike our competitors, we do not focus on how many properties we can get on our site. We have learned through our own experiences that just because a company says your listings also appear on numerous other sites, it does not mean those other sites are generating traffic – quantity does not always mean quality.
  3. Higher return on investment over the competition: RanchlineNetwork.com offers member benefits as part of the standard package that others only offer with their premium or upgrade packages; therefore, you are paying comparable or even less, for much, much more.
  4. Professional services every time: Take one look at our site and you will see that we strive to make each interaction a professional one. We know that you worked really hard on your website, and expect the same of the services you use – and if you choose to use the a la carte marketing tools, you can expect nothing less.

Our website is easily navigated and presents a professional front to your listings. We literally did all the work required to develop a significant web presence for your company. All you have to do is become a member and share your properties for those who are begging to see them – your target market in the palm of your hand.
  6. Developed with a niche market in mind: We are a niche web site that displays a unique type of property for a unique type of buyer. Our focus and our experience are with recreational, agricultural, rural, waterfront, mountain, hunting, fishing and horse type properties. We know that marketing requires a targeted focus to achieve maximum results. That is the type of buyer we are placing the listings on Ranchline Network in front of – the type that is looking for these unique properties.
  7. Lets us do the work for you – by helping enter your listings and doing all the research to bring you more clients: Agents are busy selling property. We understand that! We have a team in place that will help you enter your listings. All we need is a web site where they are currently listed, and we can take it from there. On top of that, we continually work to increase our ratings in search engines, in turn creating more unique visits, and more opportunities for you to show your listings. There is no need for you to do this extra work – we have it covered.
  8. Countless membership benefits: Our benefits far outweigh the cost of a subscription – unlimited property listings, user friendly listing plugin that allows you to add your properties fast and easy, 24/7 account access, link directly to your web site from your listing, add photos, videos, and additional files to help sell your property, unlimited property information/text descriptions, Google mapping for your properties, real time statistics on your listing views, include your contact information with a photo or company logo, lead generation and automatic alerts when a potential buyer inquires about your listing, confidential email form for lead inquiry submissions, access to a la carte marketing services to help you sell your property, when your property is added, it appears in the “new to market” rotation on our home page at no additional cost, and if you are too busy to enter your properties online, we can do it for you!
  9. Access to a la carte marketing options: Ranchline Network offers its members the convenience and expertise of personal ad and marketing agency – at your fingertips – completely customized for you!
  10. Not just the new kids on the block – more like a breath of fresh air: RanchlineNetwork.com launched in November of 2009. We are the new kids on the block, without a doubt. We like to think of it as a breath of fresh air! We bring new prospective and key features to the table that cannot be found on other online listing sites.

Fay Ranches First Ever Big Sky Fly Fishing Invitational a Great Success

July 20th, 2010 by emily

fly-fishing-fayranches-5 The first annual Big Sky Fly Fishing Invitational took place this past July 7th and was a rousing success. One of our participants, an experienced angler, commented that he had the “best morning of trout fishing he’s ever had.”  Another participant was adding up the total feet of trout he landed in the day.

The tournament raised $6000 for Big Sky Youth Empowerment, a wonderful organization that helps ‘at risk teenagers’. The Montana fly fishing tournament is organized by Fay Ranches and it has a unique format; there is no competition. Everyone has fun and the kids are the winners.  Thank you to all participants and to the generous contribution of one of our favorite clients who made his ranch available for the day.
