Income producing farm just outside of Skidmore, Texas with fantastic dove hunting and good hog and deer as well. Farm includes .7 miles of county road frontage on C.R. 511, two water wells, nice mature mesquites and live oaks, several older barns and it is surrounded on two sides by good brush.

Terrain: Approximately 150 acres of this land is farmed in corn and milo every year. The remaining acreage is a beautiful bermuda field with scattered mature Mesquite trees and Live Oaks and some heavier brush.

Water: There are two water wells on the property (one is brand new) with electric submersible pumps. There are also two ponds on the place with one newly re-conditioned with water from one of the wells piped to it.

Improvements: There are two older barns on the property. Excellent perimeter fences and good roads. One cleared area of Live Oaks has a concrete foundation with water well and lights in the trees to make a great bird cleaning/picnic area.

Wildlife: Outstanding dove hunting with the milo and corn surrounding the entire place and two ponds to hunt. Lots of hogs and deer live on and around the property with good brush on two neighbors.

Income: A crop sharing agreement with local farmer has returned an average of $10K per year. Excellent investment with inflation protection and annual returns equal to current cd’s.
