About Waugh Mountain Ranch in Colorado


Cotopaxi, Colorado is located on the banks of the Arkansas River off of Highway 50, 34 miles west of Canon City, 25 miles east of Salida and 78 miles from Colorado Springs. This area is known for world-class whitewater rafting and renowned fly-fishing. Colorado’s most popular whitewater river offers calm family style waters to Canyon City or excitement pumping swells and drops near the Royal Gorge. Salida is a small riverside town with limited services that include a few shops, eateries, bike shops, rafting outfitters and a campground. Most people visit Canyon City for essential services.

South of town, the San Isabel National Forest lures visitors with hiking trails, campsites and mountain vistas. The Royal Gorge is 45 minutes from the Ranch. Zip-lines, jeep tours, and many other outdoor adventures can be found.


The Ranch’s 412 deeded acres consist mainly of rolling grasslands dotted with pockets of ponderosa pine and aspen trees near the springs and dam on the southern portion of the property leading to BLM and National Forest.

Wildlife is abundant on and around the ranch, consisting of big game animals such as elk and mule deer, which visit the springs and damns on the property. They also utilize the forested pockets for privacy and protection. Other indigenous animals such as coyote, fox and bear can also be seen on the ranch.

The close proximity to the BLM public land is a plus for big game hunters, opening up a large block of land easily accessible from the ranch.


Improvements on the property include a three-bedroom, three-bath house, 1,737 square foot bunk house; 6,720 square foot calving barn with ten 11’x10’ stalls and two 11’x20’ stalls, plus hay loft; horse barn with a 50’x80’ indoor arena, twelve stalls, tack room and wash bay; plus a 1,940 square foot utility outbuilding.
