About Rockhouse Springs Ranch - ABSOLUTE AUCTION!
The Rockhouse Springs Ranch is one of those ranches that is considered to be a perfect cattle grazing operation. Its convenient location close to Roswell, excellent grass pasture and coverage, and solar powered wells make the ranch both cost efficient and easy to operate.
The Rockhouse Springs Ranch is a no frills, no nonsense working ranch. The current owner has substantially updated water systems, roads, and fencing. The completed work has made this ranch an efficient cattle operation.
It is a rare opportunity in New Mexico to be able to purchase 11,272 acres of deeded land substantially blocked. The remaining 8,323 acres is New Mexico State grazing lease, which brings simplicity, security, and low-cost grazing to the operation.
This investment opportunity is in deeded land. No better security than land exists.
Solar powered wells decrease the cost of operation for a ranch by a wide margin. This environmentally friendly method of operating water distribution for a ranch has been completely installed throughout the entire ranch.
Well depths are approximately 90 - 120 feet, with good water. Modern solar pumps have been installed in each well to maximize efficiency.
Miles and miles of underground pipeline have been layed throughout the ranch. Multiple storage tanks have been added, with existing tanks resurfaced with fiberglass lining. These tanks were built to last and maintain quality and usability. Massive dirt tanks hold good water for a large portion of the year.
The ranch is completely operated by solar power, with some electrical backup when needed.
Located approximately 20 miles East of Roswell, New Mexico, the Rockhouse Springs Ranch is comprised of several wide, natural draws and gentle, rolling plains that truly depict the beauty of Southeastern New Mexico.
The elevation of the ranch is a gentle reduction from west to east (3,800 - 3,600 feet). Average annual participation for the area is 11 to 12 incches.
The main gate is located off of U. S. HWY 380 on Aleut Rd.
With a carrying capacity of approximately 400+/- cows or 600+/ steers, the Rockhouse Springs Ranch is truly an ideal cattle grazing operation. Steers perform extremely well on this ranch, and gain between May and October each year. The low operating cost, good water and storage, and the close proximity to Roswell and all of its amenities, only add to the overall agricultural potental.

A functional home is located at the headquarters.
